But erm...slight question the water in the boathouse. Obviously it has to be deep enough for the boats to float in while unoccupied and then still float no problem once there are people in them too. Safe to say that the water is DEEP but also not SO deep that feet cannot touch the bottom? Head my be submerged a bit but not like you are in the deep end of the pool? I'm sort of rolling with this assumption as I type this reply so if this is incorrect just let me know and I can edit accordingly
